To transfer land or property title in Zambia, you must submit the transfer to the appropriate registration authority. The registration authority will then make entries in the register to give effect to the transfer and, where applicable, issue you a Certificate of Title or make the necessary amendments to the existing register [Lands and Deeds Registry Act, S.92].
The registration authority must also endorse the deeds relating to the title, right or obligation concerned. Importantly, no registration fees, stamp duty or other duties are payable in respect of the transaction [Legal Aid Act, S.14].
The key step is ensuring your transfer document reaches the correct registration authority for your property. Once registered, you will receive official confirmation of your new title through either a new Certificate of Title or an updated register entry. This formal registration completes the transfer process and gives you legal recognition as the property owner.
